Dubai, and soon also Ras Al Khaimah and Abu Dhabi, are today among the most dynamic and attractive real estate investment markets in the world.
I guide Dutch and international investors with smart, secure, and profitable strategies. Through my LXRY Holiday Homes 360° Service Concept, I offer a fully integrated approach from purchase and financing to interior design, key handover, and professional rental management. This ensures a carefree investment and an optimal return, often significantly higher than in Europe.
Having started my career as a mortgage advisor and rental agent, I have helped countless investors purchase and rent out properties to optimise their ROI.
I brought this experience with me to Dubai, where I now do the same only at a next-level standard. The real estate market in the Emirates is highly professional and has now moved well ahead of Europe.
The economic growth in the UAE is tremendous not based on scarcity, but on strong capital, world-class architecture, and top-tier construction quality. Developers do not cut corners on materials or finishes, and the tax burden is significantly lower than in Europe.
What truly sets the Emirates apart is the five-star hotel experience. The quality of the apartments and the level of service are considerably higher than in the Netherlands and all that for roughly half the price per square metre. That’s why I personally believe so strongly in Dubai.
When it comes to rentals, you have complete flexibility: short-stay rentals for tourists or long-term leases for expats. Both markets are booming, and demand continues to exceed supply. This ensures high occupancy rates and maximum dynamic rental prices.
A key source of inspiration for me has been my brother-in-law, from whom I learned how strategic hospitality management directly influences occupancy, rental income, and property value growth.

Why more and more expats are selling their Dutch property and investing in Dubai
For years, expats were major buyers of real estate in the Netherlands, often as an investment for supplementary retirement income. Today, however, an increasing number of expats are selling their Dutch properties. Even with schemes such as the 30% ruling and temporary exemptions, the Box 3 tax burden remains too high. A net return of just 2.5% per year is no longer attractive.
In Dubai, the reality is very different: property values are not taxed, and rental income is two to three times higher than in the Netherlands. Why is that? No rocket science.
