    As an expat, I am based in Rijswijk, where I review and register patents. We are all specialists in our respective fields. Through an advertisement in an expat newspaper, I came across LXRYproperties.

    I had been searching for a solid investment for some time – one that could provide passive income for my retirement, or preferably even earlier. We earn a high net salary because we are exempt from income tax. However, this also means we need to arrange our own pension. I had already built up some savings, but in Europe, those are subject to wealth tax.

    That’s why I decided to purchase a private apartment in Dubai. In Dubai, property value and rental income are taxed locally – a system regulated through an international treaty between the Netherlands and the Emirates. Many of my French friends are also investing in Dubai real estate. In the Netherlands, even for expats, it is no longer attractive to buy property as an income-generating investment. Property values there rise only due to scarcity, and I run the risk that future capital gains will eventually be taxed as well.

    I started in Ras Al Khaimah, Mina Al Arab, where I registered for a studio. Fortunately, I was able to secure one with just a 2% down payment on the purchase price. Through Arthur – who first arranged a video call with the developer’s sales manager – the process felt immediately trustworthy.

    It is truly incredible what you get for your money in the Emirates compared to Europe. In Europe, new-build apartments are often delivered bare: no wallpaper, no sockets, no flooring, no door handles, minimal tiles, and usually very budget finishes. In the Emirates, nothing is spared: beautiful Italian floor tiles, modern kitchens with German appliances, built-in wardrobes, and always a parking garage included. The amenities are extensive as well, which makes all the difference compared to older properties that already feel outdated.

    Once the project is completed, I will rent it out either to expats or to tourists. Short-stay rentals are currently achieving top rates in Dubai. For a studio in December, I can easily charge €200 per night. I can already see what hotels are charging, and I will simply undercut them. My unit even offers the same – or more – amenities than a hotel: multiple swimming pools, saunas, a 24-hour reception, cinema, tennis courts, padel courts, and golf carts that take you to nearby golf courses or exclusive beach clubs such as Nikki Beach, Armani Beach, and Anantara. Everything is high-end, and transportation is complimentary. Within 7 minutes, you can even take a free water taxi to the new Wynn Casino.

    When that casino opens in July 2027, I expect prices across the entire area to skyrocket. The momentum to buy is now. I am really looking forward to everything once it is completed.

    Through LXRYproperties, I purchased two units with RAK Properties in Ras Al Khaimah: Quattro Del Mar and Solera, both located on Mina Al Arab island. From the very beginning, it felt right. Major luxury hotel brands such as Anantara, Four Seasons, Armani Beach Resort, and Nikki Beach Resort have already established themselves here – and that immediately gave me confidence. When names like these invest in an area, you know it has strong potential.

    What I’ve personally observed is that during international events – whether it’s a major golf tournament or a performance by Armin van Buuren – the hotels here are fully booked. That makes it very attractive from an investor’s perspective: I know that demand for accommodation is high.

    The developer itself also gave me confidence. RAK Properties is a government-backed entity, and you can tell. Risks are low, quality is high, and handovers are completed on time. And honestly, the surroundings are stunning: slightly cooler than Dubai, with the mountains always in view.

    The lifestyle here is something I really enjoy. You can drive your golf cart to the restaurants and beaches, or take a fast water taxi that, in just seven minutes, takes you exclusively and free of charge as a resident to the casino. Everything is included in the service charges, from amenities like a cinema, sauna, and padel courts to your own private parking garage. I truly feel you get incredible value for money here.

    I also strongly believe in short-stay rentals. The specialists here operate on another level compared to what I’m used to in Europe. They handle everything: cleaning, linens, furnishing, promotion across multiple platforms, and even check-ins and check-outs in the middle of the night. During the high season – from October to February – occupancy is at 100%. Rental prices for a 70 m² apartment range between €150 and €300 per night during these months, making the investment even more compelling.

    What’s personally important to me as well is that it’s a great environment for doing business. Everything is transparent, open, and efficient, with clear communication. The new-build apartments are also far more complete than what I’m used to in Europe – with Italian floor tiles, modern kitchens, fully finished bathrooms, and a private parking space included as standard. In Ras Al Khaimah, I only paid 10% upfront at purchase, and the transfer fees only become due upon handover. For now, the cost of living here is also lower than in Dubai.

    There’s another aspect I value too: in the hinterland and mountain regions, you can still find authentic restaurants serving local dishes – something I personally love to discover. On top of that, Ras Al Khaimah is considered one of the safest places in the world, and within just an hour and a half you can be across the border in beautiful Oman.

    With the opening of the Wynn Casino in July 2027, I expect a huge boost in tourism. For me, this investment simply makes sense – combining vision, security, and long-term value, while also offering the lifestyle and enjoyment I personally appreciate.

In Dubai, there’s no skimping on materials, so the quality of the homes is high. I’m looking forward to these projects being completed and seeing my investments grow into a great return.
